Real Estate Property and Open House Signage Policy

Overview
1. The purpose of this policy is to ensure consistent home site, home and condominium identification in a tone and style appropriate to the character of The Club at Spanish Peaks.
2. All real estate signage within The Club at Spanish Peaks boundaries must comply with the letter and spirit of the policy.
3. The real estate agents are responsible for obtaining and adhering to the signage policy, ordering the sign, using and compensating the approved sign vendor, posting the appropriate signage in the designated position, maintaining the signage in an attractive and tidy condition during the term of the posting, and removing signage.
4. The Club at Spanish Peaks and its affiliates are not responsible for repair or replacement of, compensation for, damage to, or theft of signage for any reason.
5. The signage policy is administered by The Club at Spanish Peaks Owners Association and questions regarding the policy should be directed to the Spanish Peaks Owners Association at (406) 993-5787.
Real Estate Property Signage
6. Home sites, Cabins, Condominiums and Homes for sale must be reported to the Rivers To Peaks Real Estate office at tracy@riverstopeaks.com, (406) 995-2022 to be placed on the current listings sheet provided at The Club at Spanish Peaks Discovery Center. It is the responsibility of the real estate agent to provide updated and factual listing information to Rivers To Peaks Real Estate.
7. For Sale and Agent/Agency Signs are not permitted at The Club at Spanish Peaks. A standardized sign designed to the specifications below is the only real estate signage allowed at The Club at Spanish Peaks.
8. Approved graphics and information to appear on the sign includes: Spanish Peaks brand icon; home site lot number and neighborhood name or street number and street name (not both). Approved brand icon and lettering size is fixed.
9. Only one sign is allowed per home site for real estate agents.
· For Home sites and Homes, the sign must be posted at the center point of the lot facing the street of the address of the property, a minimum of 15 feet back from the street and no more than 30 feet back from the street. To be posted on a Sign-A-Rama single, square, black metal post. The sign is to be secured to the post so that the bottom of the sign is 5 feet above the ground and no post is visible above the top of the sign. The Sign-A-Rama ordered sign is 9”x12”, pressed aluminum, screen or laminate printed with a brown background and off-white/tan text.
· For Cabins and The Lodge at Spanish Peaks, no signage is allowed. A list of cabins and condominium units for sale will be available from The Club at Spanish Peaks Discovery Center. It is the responsibility of the real estate agent to contact the Rivers To Peaks Real Estate office to add their cabin or condominium unit to the current listing sheet.
· For The Inn and other multi unit residential complexes, no signage is allowed. A list of condominium units for sale will be available from The Club at Spanish Peaks Discovery Center. It is the responsibility of the real estate agent to contact the Rivers To Peaks Real Estate office to add their listing.
10. The approved signage vendor is Sign-A-Rama located in Bozeman, Montana at (406) 586-5042. To order a sign contact Sign-A-Rama of Bozeman. Material availability and turnaround timelines shall be established by Sign-A-Rama. The real estate agent is responsible for payment of expenses associated with the posts, hardware, production and materials of the sign.
11. Signage that is determined by the development to be out of compliance will be removed and disposed of with no notice or compensation to the real estate agent that produced and posted the sign.
12. All signage must be removed within three business days of the closing of the property.
Real Estate Open House Signage
13. Only The Club at Spanish Peaks provided Open House signs are permitted within The Club at Spanish Peaks boundaries.
14. Open House signs are provided from the Entry House. Signage is available on a first come first serve basis. Notify Spanish Peaks Security 48 hours in advance of picking up signage at (406) 993-5700.
15. Check in with Spanish Peaks Security and pick up and return the Open House signs to the Entry House.
16. An Open House sign is permitted at the driveway to the subject property; otherwise, no Open House signage is allowed in the area of the Club that is accessed by passing through the Entry House or construction entrance. Open House signage may be posted at intersections not accessed by passing through the Entry House.
17. Signage at the Entry House and at the Construction entrance is not permitted. Drivers should not enter or exit through the Construction Entrance.
18. Written directions to open houses should be provided to Spanish Peaks Security at the Entry House in appropriate quantity to hand out to visitors. The Entry House can provide specific directions to the property. Maps will be disposed of at the end of the day.
19. Open House signage must be removed immediately upon conclusion of the open house.
